Where you place your furniture can make a big difference. It sets the mood and tone for that room.

Most homes are filled with furniture-arranging challenges. Follow these simple tips to turn your design dilemmas into successful arrangements.

1. Take Measurements

The first step in arranging a space is to know the size. Determine the dimensions by measuring with a tape measure. You will want to know the dimensions before shopping for any furniture. If the room is not square you may want to also do a drawing to bring shopping with you.

Make sure to also measure the doorways, dimensions of the hallways, and stairs that lead into the space. You will want to make sure any purchases you make will be able to fit into the room.

2. Mix It Up

Choose furniture of different volumes; each piece of furniture has a height, depth and width mix up the pieces to create an interesting look. If you want a modern or peaceful feel keep the volumes of the pieces similar.

3. Remember Scale

The size of pieces should be relative to the space. If you are furnishing an older home with smaller rooms adding large overstuffed furniture makes the room feel crowded and out of place. Alternatively, if the room is large having small pieces seems odd.

4. Create Relationships

Furniture and accessories have relationships with other items in the space. You will want to create balance; it could be symmetrical or asymmetrical balance. Asymmetry is an imbalance. For example, place two similar accessories of slightly different sizes next to each other. Symmetry would be two accessories that are the same next to each other.

5. Split it Up

All furniture arrangements take on a certain form or totality. For example, if you have a large rectangular spaces it can be split into separate forms or spaces. Think of creating zones within a room; one zone could be for the media area and another for conversation.

With the recent growth in telecommuting, home offices are also becoming a necessity rather than a luxury. Home buyers are looking for a place where they can work, a place to pay bills or simply surf the net. Investing in a home office will help you now and may pay off later. Have you always dreamed of a home office? Do you have an office that is overrun with papers? A home office is usually the place where junk finds its home. Getting that room into a place where organization is king can be easier than you think. Implementing an organizational system that has you working in peace with everything at your fingertips is easy if you follow these simple tips. 1. Choose the space. Think of all the things that you'll need to work comfortably in your home office. You want to make sure the space will allow for your desk and chair and anything else you will need in your office. 2. Organize your space. Part of organizing means decluttering. If you have three staplers, six pairs of scissors you will need to get rid of anything extra. Clutter is very distracting and reduces efficiency. Identify a space for all the necessities. You need to identify a place for the printer, file cabinet, reference books and supplies. 3. Schedule the date and time for your office organization. Set aside a specific time and date to plan your space. If you have lots of files and file cabinets, make a decision on how much you want to get done in the initial session. You may need to plan several dates to complete the whole task. 4. Reorganize. Clean and organize your office at the end of each day. It will only take a few minutes and keep you on track to staying organized. Plan on reorganizing your office every three months or so. By planning your home office space and getting it organized you'll enjoy it more. Your work will be better, you'll appreciate being at home, and you'll have the perfect place to work--your home. 1. Stage your home. According to the Real Estate Staging Association, homes that are staged sell on average 78% faster than the competition. Staging is more about creating a mood than moving furniture around. Staging makes a house look bigger, brighter, cleaner, more inviting and best of all makes buyers want to buy it. 2. Donít forget the outside. Stage the exterior of your home too. Fresh paint, updated landscaping and welcoming lawn furniture will help will a quick sale. Buyers often look for an outdoor space that they can enjoy with friends and family. 3. Make your home available. Homes that donít get shown donít get sold. Try to accommodate as many appointments to view your home as possible. In todayís market, there are many vacant properties that can be shown anytime. Restrictive time frames, appointments that have to be set far advance will usually result in a buyer crossing your place off the list. 4. Get real about pricing. Try to be the best deal on the market. Homes that are priced correctly will sell quicker and get a higher sale price than those that have sat on the market. Todayís educated buyers are familiar with comparable sales in the area. They will flock to a home that looks like a great deal. Competitively priced homes get the most traffic and at times even receive multiple offers. 5. Pay attention to the competition. Look at the price that homes that are similar in style, condition and location have sold for. Attend some open houses and honestly size up your competition. Try to look at your competition from the Buyers point of view removing all emotion you may have tied to your home. Keep constantly updated on changes in the market and try to stay ahead of the curve.
