When you are looking at buying a home there are don'ts you should be aware of. Many times the handling of the negotiation can mean the difference in huge amounts of money. This is why it is vital to have an experienced agent on your side. Here are just a few common pitfalls to avoid.   Not doing your homework Doing your homework is important in such a large purchase. Ask your agent for a list of comparable homes recent sale prices. Look to see how long comparable listings have been on the market and what the average sale to list price ratio is. This will give you the information you need when making an offer and negotiating a final sale price. Not understanding the seller Try to look at the deal from the opposite side of the table. A sale is typically emotional for a seller. When making an offer try not to insult the seller, offering a fair and realistic offer to purchase will typically get you further in the negotiations. If you know the seller's motivations for selling you may also be able to offer terms that might be more attractive like a quick close or inspection. Showing your cards While you want to know as much about the seller as possible divulge as little about yourself in the negotiation as possible. Any knowledge the seller has about your motivation can be used as leverage in the negotiation. Getting your heart set Buying a home can often be an emotional process. Identify several properties you'd be happy with as well. Be careful not to get your heart in the way of your head as it can sometimes hinder the deal. Trying to win In a sale there needs to be two ingredients: a seller who wants to sell and a buyer who wants to buy. Try not to getting caught up in the game. Ultimately it is about buying a home and not winning a negotiation.

Once you begin shopping for homes, try to search for property that is located in a good area, and more importantly, the property should be close to your work and to your children's schools, as this in turn will ensure that commuting does not take too much out of your time. Do not focus on pricing alone, as this will limit your search. Instead, focus on how much room you are looking for, and make sure that these rooms are spacious enough so that no one feels crowded. You are about to make a big decision; putting your home up for sale but there are some very important things you need to do before the sign goes in the yard and you open your doors to potential buyers. Getting these things checked off the list will help get you to a quicker and more profitable sale. Here are some tips to get you started: 1. Sit down with your real estate professional. Come up with a game plan and set a realistic asking price. Make decisions about marketing and showing availability. Pre-scheduling meetings or times to catch up with your agent will help keep the lines of communication open. 2. Get your paperwork in order. Prepare a list of repairs, upgrades that have been done to your home. Assemble all maintenance records, warranty information and user guides for appliances in the home. If you do not have them many are available on the internet. It will show potential home buyers you care about your home. 3. Clean your home top to bottom. Wash the walls, shampoo the rugs, touch up the paint and get every cobweb from the corners. Remember your home will be looked at very closely and the last thing you want is a buyer to be turned off by a little dirt. 4. Organize and declutter everywhere. You have probably acquired quite a bit of stuff. Go through every closet, cabinet, and start clearing out. You may want to have a yard sale or donate unwanted items to charity. For the things that you must keep consider a storage unit. 5. Get a home inspection. Have a pre-sale inspection of your home. This will prevent any surprises and help you identify any problem areas in your home. Repairs can affect the ultimate sale price of your home. For problem areas, make repairs or get estimates. This will help you determine what the ultimate sale price or items you may need to be prepared to negotiate on. 6. Stage the home to sell. Hire a professional stager to dress your home for sale. If foreclosure is looming you may feel helpless. It is possible to still sell your home and avoid foreclosure. You must sell it quickly and that is not always easy. Here are some tips to get aggressive, and get your home sold fast. Price it right! Don't try to squeak out the extra dollar price the home aggressively among the competition. This often means pricing the house low. You are trying to sell the home as fast as possible so every last dollar isn't worth it at this point. Make sure to get real about what your home is worth. A Comparative Market Analysis (CMA) will outline properties similar to yours that have that recently sold, are pending and are currently on the market. Some experts suggest going 10% below that last sold price in your neighborhood. Communicate with your lender. You will need to get the go ahead from your lender on how low you can go. If you owe more than your home is worth complete a short sale application with your lender. Ask your lender to give you some indication of how low a sale price they will accept. Selling your home quickly and avoiding the black mark of foreclosure on your credit report is the goal. It may be hard to accept thousands less than what you paid for your home but you will be better off in the long run.

If you are planning a home renovation you may be considering going green. By planning your design you can add sustainability features to your home, many at no extra cost. There are many benefits to a green renovation. A green renovation will make your home better for the environment, save on energy costs and boost the resale value. When planning a green renovation you will want to find a contractor experienced in green projects. To find a green contractor choose someone who has been designated a Master Builder by the Energy and Environmental Building Association, or has been certified by the National Association of the Remodeling Industry as a Certified Remodeler. Look for reclaimed materials like pine timbers and salvaged doors and cabinets. Reclaimed pieces are usually more affordable and they save on energy, materials, and resources. Make sure to avoid products that contain hazardous materials, such as formaldehyde or creosote from railroad ties and other wood-based goods. It is almost impossible to avoid using new materials in your renovation. When selecting new materials look for products that are durable, easy to maintain, and if possible contain a high percentage of recycled content. Try to avoid disposable products and products that contain VOCs (volatile organic compounds).  VOCs are commonly found in paints and finishes. Look for products that are green friendly. Watch for Grean Seal products on for paints coatings and doors. Check for Energy Star, for appliances, windows and heating and cooling products; Forest Stewardship Council, for wood-based products; and Cradle to Cradle, for carpet, sheet goods and other products.
